Miller Bourne has developed a scheme for Eastbourne Borough Council for a residential development of 35 affordable homes on the site of the former law court on Old Orchard Road.
Our involvement began with completion of a feasibility study for the former Magistrates Court and adjacent site. The site is in a sustainable location with good access to services and facilities and access to public transport, and it is also adjacent to an existing residential area.
Following the feasibility study, Eastbourne Borough Council purchased the site and appointed Miller Bourne to develop a scheme for a residential development.
The site is very close to the centre of town but lays within a residential street of large Edwardian villas with front gardens, creating a strong street front that had been lost with the former court building.
Working closely with Eastbourne Borough Council, we developed a scheme to provide 35 one- and two-bedroom flats, including two fully accessible apartments.
The layout reinstates the original building and tree-lined frontage, with the building stepping up from the street to a larger section at the rear to make efficient use of the site.
With the town centre location, car parking has been minimised in preference to cycle provision, a car club and a large communal garden has been carefully designed to dramatically enhance the ecology and provide a 10% Net gain on the site.
The building aesthetic takes references from the forms, proportions, materials and tones of the adjacent Edwardian villas and creates a contemporary interpretation that will sit comfortably within the streetscape.
